Each container has a bolted galvanised steel frame, insulated sandwich-panel walls and roof, PVC double-glazed windows, LED lights and sockets. Because the frame is bolted, not welded, the building can be dismantled and re-used many times, so a cabin can follow you to the next site. Every unit carries a 12-month warranty against manufacturing and assembly faults.

The cabin arrives on a lorry with its own crane (HIAB), which needs clear access and no overhead cables near the lift. Where the lorry cannot reach, a flat pack cabin is assembled where it will stand. The base should be firm and level: a concrete slab or level pads.
Temporary cabins for building work are generally allowed while the work lasts. A permanent cabin usually needs planning permission from Leeds City Council; we supply drawings. Under the Building Regulations in England, a detached building under 15 m² with no sleeping accommodation is usually exempt, and one of 15–30 m² is usually exempt if it is at least 1 m from a boundary or built mainly of non-combustible materials.
A used shipping container is bare steel built for cargo. It needs insulating, lining, glazing and wiring before anyone can work in it, and every opening is cut into a shell that may already carry dents and rust.
Second-hand portable cabins save money up front but can arrive with damp insulation, leaking joints, uncertified wiring and no warranty.
