What is agricultural accommodation?

Agricultural accommodation is housing for the people who work the land: seasonal pickers and packers, planting and harvest crews, lambing and calving help, and permanent herd or estate staff. Some farms need beds for a few weeks at harvest; others need them all year.

Our farm workers accommodation is built from insulated steel units — the same units we supply as site cabins — laid out as sleeping rooms and canteens. Units arrive ready to use, sit on simple bases, can be moved between fields or farms, and are used again next season.

It is a caravan alternative built like a site building. Each container unit has a galvanised steel frame, a cement-board floor rated for 200 kg/m² to cope with boots and heavy daily use, a roof designed for an 80 kg/m² snow load, insulated walls and roof, and PVC double-glazed windows.

Temporary accommodation for peak seasons

Seasonal worker accommodation has to be ready when the crop is. Temporary accommodation for farming and agriculture is simplest to plan when it is built from a few standard units. Tell us the headcount, the length of the season and your site, and we draw the layout: sleeping rooms and a canteen. Room sizes and bed numbers are agreed with you on the drawing; check them against what your council and any labour provider require.

Toilets: how many do you need?

For the working day, HSE welfare rules (ACOP L24) set a minimum number of toilets and washbasins by headcount. Treat it as the floor, not the target: people who live on site also need showers, and queues build fast at the start and end of a shift.

Farm workers accommodation for sale: what to check first

Buying rather than hiring makes sense when you need beds every season: the units are yours to re-use, move or add to. Before you order, work through these points — we cover each one in your written quote.

  • Headcount and season: peak numbers, how many weeks, and whether anyone stays through the winter.
  • Planning: the rules for worker accommodation on agricultural land depend on how long units stay, where they sit and who uses them. Speak to your local planning authority early; we can supply drawings for an application. Sleeping accommodation is not covered by the usual building regulations exemption for small outbuildings, so ask building control too.
  • Standards: if your workers come through a labour provider or a visa scheme operator, ask which accommodation standards they check.
  • Services: a power supply, clean water, and drainage to a sewer, septic tank or treatment plant.
  • Access: a firm track for a crane lorry, and no overhead power lines near the lift — a common snag on farms.
  • Winter use: standard walls have a U-value of 0.46 W/m²K and the roof 0.26 W/m²K. Ask about PUR panels for year-round staff and size the heating with our winter warmth calculator.
  • Fire: where units stand close together, ask for rock-wool panels for better fire performance.

Delivery, base and set-up on the farm

Assembled units travel on a lorry with its own crane (HIAB) and are lifted straight onto the base, so most are in place and ready quickly. For remote farms or large camps, units can come flat-packed and stacked, so several travel on one lorry.

The base should be firm and level: concrete pads, a slab or an existing concrete yard. Local trades then connect power, water and drainage. At the end of the season, units can stay put, be craned to another field, or be dismantled and stored — the frame is bolted, not welded.

Every cabin starts with a bolted galvanised steel frame, 50 mm eps sandwich panel (pur option) walls and a 125 mm EPS roof, finished with PVC double-glazed windows.

How much does farm workers accommodation cost?

A 2.4 × 6 m unit starts at £3,490 + VAT and a two-room 3 × 7 m sleeping unit with a WC is £5,190 + VAT. Delivery is quoted for your postcode.

Do I need planning permission for seasonal worker accommodation?

It depends on how long the units stay, where they sit and how they are used, so speak to your local planning authority before the season. Units used for sleeping usually need building regulations approval as well. We can supply drawings for an application.

How many workers can each unit sleep?

That depends on the room sizes your council and any labour provider require. We draw the bed layout with you and show occupancy on the drawing.

How many toilets do seasonal workers need?

HSE welfare rules set a minimum by headcount: 1 WC and basin for up to 5 people, 2 for 6–25, 3 for 26–50, 4 for 51–75 and 5 for 76–100. People living on site will also need extra capacity.

Can the accommodation be used in winter?

Yes. Walls and roof are insulated (U-values 0.46 and 0.26 W/m²K), and PUR panels are an option for year-round staff. Size the heating with our winter warmth calculator.

Can we move the units between fields or farms?

Yes. Assembled units are lifted by crane lorry, and the bolted frame can be dismantled and rebuilt elsewhere.
