Portable office solutions for every business

A portable office cabin gives you a warm, lit, lockable office on any firm, level patch of ground, without the foundations and build time of a permanent building. It suits businesses that have outgrown their premises, need an office where the work is, or need somewhere to work while a building is refurbished.

Every office cabin is insulated, double-glazed and fitted with LED lights and sockets, so it is ready for desks as soon as an electrician connects the supply. Typical uses:

  • Yards, depots and builders' merchants: a transport or yard office next to the gate.
  • Car sales and hire forecourts: a sales office with a full-height glazed front.
  • Farms and estates: a farm or estate office close to the buildings.

Portable office prices

Every price is ex works, + VAT, for a new office cabin with door, double-glazed windows, LED lights and sockets. Delivery by crane lorry is quoted for your postcode in your written quote; add any size to your quote basket and send an inquiry.

How many people fit? UK workplace guidance (HSE) sets a minimum of 11 m³ of room per person, measured inside the empty room. Allowing for wall thickness and ceiling height, that means at most about three people in a 14–15 m² cabin and four in a 21 m² open-plan cabin — fewer once desks and cabinets go in. Need more room? Footprints up to 3 × 12 m and 4 × 12 m are built to order, and several cabins can be joined into one office building — see modular buildings.

Choosing a layout: if visitors come to the office, the two-room layout keeps a private office apart from a meeting room, with the WC between them. For one or two people who need a toilet close by, the office with a WC at one end is simpler. If toilets are already nearby, an open-plan cabin gives the most desk space for the money.

Why buying a portable office makes sense

Hire looks cheaper in week one. But hire is paid every week the cabin stands, and on a long contract the rental total can pass the cost of buying. A purchased office is paid for once, moves with you, and still has a resale value when you no longer need it.

To compare, multiply the weekly hire rate you have been quoted by the number of weeks you expect to need the office, add the hire firm's delivery and collection charges, and set that total against our price plus delivery. If the hire total is higher, buying wins — and you still have the office at the end.

  • Your layout: you check it on the drawing that comes with your quote, before anything is built.
  • Re-use: the bolted steel frame lets the office move when your site moves.

Used portable office buildings: the disadvantages

A second-hand portable office can look like a bargain, but you inherit its history. It still needs haulage and craning, just like a new cabin, and any repairs come out of your budget, not a warranty. A new office cabin from us is built to your drawing, with published U-values and a 12-month warranty against manufacturing and assembly faults.

If you still want to buy used, check for these first:

  • Soft or uneven floors where water has got in
  • Stained ceilings and damp insulation from roof leaks
  • Misted double glazing and worn door locks
  • Electrics with no recent test certificate
  • Thin, tired insulation that is costly to heat
  • A layout that doesn't fit the way you work

Delivery, power and planning for your office

Office cabins arrive on a lorry with its own crane (HIAB) and are lifted straight onto a firm, level base — level concrete pads or a slab. Most are in place and ready quickly. An electrician then connects the supply, and a WC cabin is connected to water and drainage.

Planning: a permanent office at business premises usually needs planning permission; a cabin used for building work on the same site usually does not. Check with your council — we can supply drawings for an application.

Building regulations: detached buildings under 15 m² with no sleeping accommodation are usually exempt. From 15 to 30 m² they are exempt if they stand at least 1 m from a boundary or are built mainly of non-combustible materials. If the cabin must sit closer, ask us about rock-wool panels and check with building control.

Plan power and data early: your electrician needs a supply run to the cabin, and you need a data cable or a wireless link for the internet. Tell us in your inquiry where they will come in.

Every cabin starts with a bolted galvanised steel frame, 50 mm eps sandwich panel (pur option) walls and a 125 mm EPS roof, finished with PVC double-glazed windows.

Yes. The frame is bolted, not welded, so the cabin can be lifted by crane lorry and moved, or dismantled and re-used.

How quickly can I have a portable office?
